  • Since 2011, CMCC has formed five private real estate funds, totaling approximately $405 million in committed capital as well as a further $67 million in parallel investments.
  • The Fund Manager, Canadian Mortgage Capital Corporation (CMCC), was founded in 1994 and is a registered mortgage broker with a focus on non-bank lending and real estate equity investments.
  • With six experienced underwriters across Canada, CMCC is uniquely qualified to source high quality & geographically diversified equity investments.
  • Most of the investments are with long term developer clients of CMCC.
  • The Funds primarily invest in projects located in major urban centers in Ontario and B.C. where the Manager has established operations and local market knowledge.

Strong Alignment of Interest

Fund Manager (and its affiliates/employees) have invested a total of approximately $26.9 million in the four Funds to date, comprised of $15.3 million directly in the Funds themselves, and a further $11.6 million in parallel investments on the large deals requiring additional outside capital.

Each Fund has an Investment Committee consisting of experienced real estate experts, who must also be unit holders in that Fund. The Investment Committee has 3-4 members, and independent members always form a majority. The Investment Committee members review and approve every investment.

Return of capital and 8% annualized preferred return will be received by investors before CMCC earns a performance fee.
